We are seeking a Planning Coordinator to join our team at Torus Developments, supporting the delivery of high-quality residential

focused on securing planning consents for land-led schemes and ensuring compliance across live projects. You will work closely
with internal teams, external consultants, and local planning authorities to help drive forward a significant development pipeline
across the North West. The role requires a strong understanding of the UK planning system and residential development processes,
along with excellent coordination and communication skills.

Working Pattern:

This is a highly flexible hybrid role, primarily home-based with occasional office working as required. The role is based out of
Warrington, with the option to work from other offices when needed. You will also attend site visits and site meetings across the
North West. In addition, there is a requirement to attend a monthly team meeting in the Warrington office (approximately one day
per month).

What You Will Be Doing:

* Preparing, submitting and coordinating planning applications for land-led residential schemes (outline, full and reserved
matters)
* Coordinating planning consultants and technical specialists to ensure timely and high-quality submissions
* Managing the preparation of supporting planning documentation, including planning statements, design and access statements and
technical reports
* Liaising with local planning authorities, statutory consultees and key stakeholders to progress applications
* Tracking planning applications through the determination process and responding to queries or requests for information
* Supporting site appraisals and feasibility assessments, including review of planning policy and site constraints
* Assisting with the discharge of planning conditions and ensuring compliance on live development projects
* Supporting stakeholder engagement and attending planning or project meetings where required
* Monitoring changes in planning policy and legislation and identifying potential impacts on development schemes

What We Are Looking For:

* Degree in Town Planning, Urban Planning or a related discipline (RTPI-accredited desirable)
* Experience in a planning or development role
* Experience supporting or managing planning applications within a developer, consultancy or local authority environment
* Strong knowledge of the UK planning system, planning policy and development management process
* Understanding of residential development and site appraisal processes
* Experience coordinating multiple stakeholders and external consultant teams
* Strong written communication skills, including preparation of planning reports and documentation
* Highly organised with excellent attention to detail and the ability to manage competing priorities
* Good interpersonal and communication skills with a collaborative approach to working
* Working towards RTPI accreditation (desirable)
* Full UK driving licence and access to own vehicle (desirable)

Interview Process:

* Interviews will take place Tuesday 30th June and Wednesday 1st July at our Warrington office and will involve a
competency-based interview and presentation.

Additional Information:

Each successful applicant will be required to complete the following pre-employment checks prior to a start date being agreed:

* Right to work verification
* Qualification certificate check
* 2x completed references
* OH Health Questionnaire – Fit For Work
* DBS check (if required for role)
* Completion of all new starter documentation including signed T&C’s

Please note, we reserve the right to close this vacancy early if we receive a high volume of applications.
