Delivered in phases, the first phase is complete, bringing forward a 217-room hotel and a commercial building - both now open and occupied.

In April 2024, planning permission was granted for phase two, which will create 425 new homes, to be delivered through our joint venture blocwork. Phase two will also see the creation of 578,000 sq foot of lab / office space and 57,600 sq ft of flexible ground floor space. We’re now working with the master developer and our funding partner to bring forward the next phase of labs (377,000 sq ft).

In addition, alongside developer partners and adjoining landowners, we’re exploring delivery of 200,000 sq ft Grade A office space and a multi-storey car park.

The overall scheme brings additional community benefits, including play areas, seating, a ‘wild park’ for biodiversity, and planting of 350 new trees. It also supports up to 4,300 jobs, bringing growth to this eastern city.
