Modern, energy-efficient offices next to a key Manchester transport hub.

In 2009, we invested £25 million to refurbish and remodel Piccadilly Gate, transforming it into a modern, energy-efficient and BREEAM excellent commercial space. The scheme included a full strip-out and the construction of a new external façade.

Given its location next to Piccadilly station, the building was previously slated for demolition to accommodate the HS2 Birmingham to Manchester extension. However, the building is currently fully let to a range of government departments, including Highways England and the Government Property Agency, reinforcing this area of Manchester as a growing professional, financial and public sector district.
