Summary
Job Summary:
As a Relationship Manager you will be the responsible for maintaining and developing strong relationships with landlords, tenants, property investors, and business partners. The role involves ensuring high levels of client satisfaction, generating new business opportunities, managing property portfolios, and supporting the smooth operation of tenancy and property management service.
Key Responsibilities:
-Build and maintain professional relationships with landlords, tenants, developers, and corporate clients.
-Act as the main point of contact for client enquiries and provide excellent customer service.
-Manage a portfolio of residential and/or commercial properties.
-Conduct regular communication with landlords regarding tenancy updates, renewals, rental income, maintenance issues, and market trends.
-Negotiate tenancy agreements, renewals, and rental terms between landlords and tenants.
- Identify opportunities to expand managed property portfolios and generate new business.
-Monitor rental income, service charges, arrears, and account performance.
-Prepare financial and management reports for clients and senior management.
- Coordinate with property management, maintenance contractors, and compliance teams to ensure smooth tenancy management.
-Ensure compliance with relevant housing legislation, tenancy regulations, right to rent checks, deposit protection requirements, and company policies.
-Resolve tenant and landlord disputes professionally and efficiently.
-Review client account performance and recommend strategies to improve profitability.
-Support budgeting, forecasting, and financial planning activities relating to managed properties.
-Maintain accurate records on CRM systems and prepare reports for management.
-Assist in achieving branch targets relating to lettings, renewals, and customer retention.
-Develop long-term client relationships to encourage repeat business and referrals.
Skills and Experience Required:
- Degree or equivalent qualification in Business, Finance, Property Management, Real Estate, or related field.
-Experience in lettings, estate agency, property management, sales, or customer relationship management.
-Strong communication and negotiation skills.
-Excellent customer service and interpersonal skills.
-Ability to build and maintain long-term business relationships.
-Good understanding of UK property and tenancy regulations.
-Ability to work under pressure and meet targets.
-Competent in Microsoft Office and CRM/property management software.
Key Performance Indicators (KPIs):
-Landlord and tenant satisfaction levels.
-Number of new landlord instructions secured.
-Tenancy renewals and retention rates.
-Occupancy rates across managed properties.
-Achievement of monthly and annual business targets.
